Buyers Closing Checklist

Here is a buyer's closing list that will need to be closely followed to insure a smooth closing on behalf of the purchasers.

For all closings:

  • Provide picture identification of all parties involved in the execution of the purchase documents.
  • Provide a list of any and all addresses where you have resided for the past ten years. (Best to prepare it in advance of the closing).
  • For transactions where mortgage financing is part of the closing:
  • Bring certified funds (cashiers check) for the balance of down payment and or settlement costs made payable to "yourself". Bring certified gift funds (if applicable) clearly showing the gifting party on the check also made payable to "you".
  • Bring your checkbook in the event you will elect to purchase owners title insurance or to make up any small difference from your lenders estimate. A personal check for some of the proceeds may be accepted not to exceed $1000.
  • Bring any special documentation your lender has requested like original letters (gift, explanation etc.) from you, your employers, family etc.
  • Bring along your original hazard insurance binder and the one year paid receipt. The binder must indicate your coverage is full replacement and should not have more than a $500 deductible. Have your insurance agent's name and phone number with you for any needed clarification.
  • Bring along your most recent good faith estimate from your lender so you can compare it to the settlement statement figures as the closing commences.
